This is the single most important thing on this page.
If you have opened up an architrave, a skirting or a piece of timber and found live termites, stop. Do not spray them. Do not break the workings open further. Do not poke at them.
Disturbing an active colony causes them to scatter. When that happens they abandon the area you found and move into other parts of the structure, which means the damage spreads and the treatment becomes harder and more expensive. A single can of surface spray from the hardware store is one of the worst things you can do to an active termite problem, because it kills the ones you can see and pushes the rest deeper into your house.
Cover it back over if you can, leave it alone, and call.
Active termites are an urgent job. If you are in Moreton Bay we can usually get there that afternoon or the next day.
The three approaches, and how we choose between them
There is no single correct termite treatment. The right one depends on your soil, your slab, and how your house is built.
Chemical treated zones
The most common approach. We create a continuous treated zone around the structure, either by trenching and flooding the soil, or by drilling and injecting through concrete where paths, driveways or patios run against the house. Termites have to cross the treated zone to reach the building, and it works on them when they do.
Reticulation systems
A pipe network installed around the perimeter that lets us recharge the chemical without digging or drilling again. It costs more to install, but replenishment down the track is significantly cheaper, and it is the obvious choice if you are about to pour a new slab or path next to the house. Putting retic in before the concrete goes down means you never have to drill through it later. If you are doing renovations or landscaping, this is the conversation to have before the work starts, not after.
Baiting systems
We use Trelona. Baiting is the right call in two situations. Sandy soil, where chemical will not bond properly and a treated zone cannot be relied on. And houses with split level or infill slabs, where getting proper chemical treatment to every access point is not physically viable.
Anyone quoting you a treatment before looking at your property is guessing.
What actually happens on install day
Fair question when you are spending real money. Here is the work, by method.
Drill and inject
Where concrete runs against the house, we drill holes at the spacing the product requires, inject chemical into the soil underneath, then plug the holes. You end up with a line of plugs rather than open holes.
Trench and flood
Where there is soil, we trench down to the footings, flood the trench with chemical, then backfill with treated soil as we go. The treated soil goes back where it came from.
Reticulation
We install the pipe network at footing level, cover it, then pump chemical through the system. The pipework is not visible once it is in. Future recharges are pumped through the same system, which is why they cost less. No drilling, no trenching, no labour to redo.
Baiting
Trelona stations go into the soil around the property, or into concrete where we core it first.
A few practical things worth knowing before the day.
Some fixed items need to be moved for us to drill and treat properly. Hot water systems and water tanks are the usual ones. We will identify anything like that during the inspection so it is not a surprise on the day.
This is another point in HE’s favour. Because it moves further through the soil, we can treat from either side of some obstacles rather than needing them shifted.
Where we are drilling, we may need pipe and cable location done first. That is not an optional extra we spring on you afterwards, it is included in the quote.
Why we use Termidor
Termidor is the benchmark termiticide, and it is what we install.
Two things make it different from an older style barrier. It is non repellent, which means termites cannot detect it and avoid it. They walk through it. And it has a transfer effect, so treated termites carry it back and pass it through the colony rather than simply dying at the barrier.
There are two versions, and the difference matters more than most homeowners are told.
Termidor SC
Requires drill holes at around 200mm spacing through concrete, because the product moves roughly that far through the soil.
Termidor HE
Moves up to 150mm in the soil, which lets us space holes up to 450mm apart depending on soil conditions.
In practice that means far fewer holes in your driveway, path or patio. Same protection, noticeably cleaner finish. For that reason we recommend HE on almost every job where concrete has to be drilled.

Why every quote starts as an estimate
We will give you a price range up front so you know roughly what you are dealing with. But any figure we give you before inspecting the property is an estimate, and we will always say so.
A termite treatment is priced on linear metres of perimeter, soil type, how much concrete has to be drilled, what access is like, and what we find when we get under the house. None of that is knowable from a phone call or a photo.
If someone gives you a firm fixed price for a termite barrier sight unseen, they are either padding it heavily or they will revise it once they arrive.
Our process is straightforward. Inspection first, then a quote based on what is actually there.
What backs the treatment
Where the property qualifies, a full perimeter Termidor treatment can be covered by the BASF warranty, which carries up to $2 million in cover.
There are conditions, and we would rather set them out here than have you find out later.
Full perimeter only
It is only available on a full perimeter Termidor treatment. A partial barrier, meaning treating one section of the house rather than the complete perimeter, carries no BASF warranty at all. If your budget or your property only allows a partial treatment, that is a legitimate option, but you should go into it knowing the warranty does not come with it.
Eligibility is assessed at quote stage
During the inspection we look at site risk and whether the treatment can be expected to perform as intended on your property. Some homes qualify comfortably. Others, because of construction, access or site conditions, will not.
Where BASF cover is not available
We may be able to offer a 12 month free service period instead, depending on the property. Where it applies, that covers treatment of active termites during the period. It does not cover timber damage, and we will not pretend otherwise. The 12 month period renews each year at your annual inspection, provided the inspection finds the barrier is still within its service life and performing as it should.
Where a free service period is offered, keeping up the annual inspection while the protection is in date means the cover carries on rather than lapsing after the first year. We will tell you which of these applies to your property before you commit, not after.
Once a treated zone or baiting system is in, it needs two things to keep working.
Annual inspections
The Australian Standard says no more than twelve months between inspections, and that applies just as much to a protected home as an unprotected one. A barrier reduces risk, it does not remove the need to check. Termites can bridge, and slab edges and penetrations can be disturbed by landscaping, renovations or plumbing work without anyone realising.
Replenishment when it is due
Chemical treated zones have a service life and eventually need recharging. This is where reticulation earns back its higher install cost, because recharging a retic system is far cheaper than re-drilling and re-injecting from scratch.
