Why scheme rates are lower than individual rates

When we service a scheme, we set aside specific days for it. Everything gets done in those blocks rather than as separate call outs spread across the calendar. That removes most of the travel and set up cost that sits inside a standard job price, and we pass the saving back to the scheme.

A resident in a serviced complex pays less than they would booking the same treatment independently.

The trade off is the dates. Services booked on the scheduled site days get the scheme rate. Anything requested outside those dates is a separate call out and is charged at our standard rate, because the travel cost is back.

Residents get plenty of notice of the dates, and we work with whoever manages the scheme to get that communicated properly.

Body corporate arrangements vary, and we work across all of them.

Body corporate funded
The scheme pays and every lot is covered under one arrangement. Simplest to administer, best rate per unit, and nothing for individual owners to organise.
Individually funded
The scheme organises the service dates and residents opt in and pay for their own unit. Owners still get the scheme rate because we are on site anyway, but nobody is compelled to participate.
Mixed
Common property funded by the scheme, individual lots funded by owners who want it. In practice this is the most common arrangement we see.

What we cover on a scheme

Individual units
Internal and external general pest treatment, same service a standalone home would get.
Common property
Corridors, stairwells, basements, bin areas, roof voids, subfloors, gardens and the external perimeter of the buildings.
On site offices and management areas
Community facilities
Recreation buildings, bars, bowling greens, function rooms and anything else the scheme runs for residents. Land lease communities in particular often have facilities that need a different approach to the residential units around them.
Termite inspections
Annual visual inspections to AS3660 with a written report, across common property and individual lots. On older schemes this is the part of the arrangement most likely to be overlooked and most expensive to get wrong.
Termite management systems
Where a scheme needs protection installed or replenished, we design and install it. Chemical treated zones, reticulation and baiting systems, depending on the buildings and the site.
Rodent programs
Set up where the site needs them, with bait stations placed according to where the risk actually is and serviced on a schedule that suits the scheme. Product selection and service intervals follow current APVMA requirements, which have changed recently and continue to be reviewed. We stay across it so the scheme does not have to.

Reporting goes to whoever is paying

Where the body corporate is funding the service, all reports go to the scheme, through the body corporate manager or whoever the scheme nominates. That gives the committee a complete record across common property and lots.

Where an individual owner is paying for their own unit, the report goes to them.

What a scheme actually gets from a regular program

The pest problems that cause the most grief in strata are the ones that move between lots.

Cockroaches and rodents do not respect lot boundaries. A single unit with an issue becomes several units with an issue, and by the time three owners have complained it is a much bigger job than it needed to be. Treating a scheme as one site rather than as twenty separate customers is what stops that.

Termites are the other one. A shared slab, shared subfloor or shared roof void means damage discovered in one lot is very rarely confined to it. Annual inspection across the scheme is significantly cheaper than the alternative, and it is a great deal easier to explain to owners before something is found than after.
