Your North Lakes home was built with termite protection. It may not still have it.

North Lakes is one of the newest suburbs in the region. The estate was a pine plantation before development began in 1999, which means almost every home here was built to modern construction standards and received a termite management system when it went up.

That is genuinely good news, and it is also where most homeowners get caught out.

Permanent termite management systems became a requirement for new residential construction in Queensland in the early 2000s, right around the time North Lakes was being built out. So if your home went up here, it has a system. The question is not whether you have one. The question is whether it is still working, and when it was last checked.

A chemical soil barrier is not permanent. It has a service life. If your home was built in the first stages of the estate in the early 2000s, that barrier is now more than twenty years old and almost certainly no longer doing anything. Nobody sends you a reminder when it expires.

Physical barriers, the ones built into the slab and around penetrations, last much longer. But they are not a termite-proof shield. A physical barrier does not kill termites and does not stop them. What it does is force them into the open, so that activity becomes visible during an inspection instead of hidden inside a wall. That only helps if somebody is actually inspecting.

Either way, the answer is the same. An annual termite inspection is what turns a construction-stage system into ongoing protection.

Across the Moreton Bay corridor we run into Coptotermes and Schedorhinotermes in roughly equal numbers.

You cannot reliably tell which one you have from the damage alone. Identifying the species matters, because it changes how the treatment is designed. Getting that wrong wastes your money and leaves the colony alive.

Cockroaches and ants are the two we get called out for most

Across Moreton Bay, general pest work is overwhelmingly cockroaches and ants. Everything else is occasional. Those two are constant.

Cockroaches turn up in kitchens, laundries and roof voids, and by the time you are seeing them during the day the population is well established. A single treatment of the areas you have seen them in rarely holds, because it does not reach where they are actually harbouring.

Ants are the more frustrating one for most people, because the trail you can see is not the problem. Killing the ants on the bench does nothing to the nest, and surface sprays from the supermarket often make it worse by causing the colony to split and set up in several places instead of one.
